A property in Spain must come with various documents, some of which are essential. These documents often have complex names and contents, making it difficult to determine exactly what you have and what they mean. Documents usually say little about the property’s legal status — and nothing about potential risks — but they are necessary for the legal review. It’s definitely a good idea to have them checked as a second opinion. This way, you’ll also know whether you have the Nota Simple and a land registry extract, which are the minimum requirements for applying for a Legality Label. Not receiving any documents? LEGALITY LABEL (€249,-)

Reach a verbal agreement with the seller.

Request documents from the seller, at least the Nota simple.

Choose for a Legality label with or without report.

You will receive an e-mail address to which you can send the documents.

Legality label


To issue a Legality label, a full investigation is always carried out. Based on the label, you will know whether there are any limitations and risks. Perhaps the result of the label, including recommendations, is already sufficient to be able to make a decision. If you need the report, the architect will draw up the report for you at a small additional cost.

Report (optional €395,-)


If you need a detailed explanation on paper, the architect will process the research he has done for the Legality label in a report for a small additional fee. Then you know exactly what the situation is or, if so, how you can improve it. Because the research has already been done, you only pay for the preparation of the report.

CONTRACT CHECK (€195,-)

A contract is a legally binding agreement — not something to be taken lightly. Seemingly simple reservation contracts often lack important clauses that protect you as the buyer. They may also include provisions that appear reasonable but actually shift all responsibility onto you if something goes wrong later. Additionally, there is often no clear arrangement for refunding the reservation fee if the property does not meet expectations. Have an independent lawyer review exactly what you’re signing — potentially as a second opinion. You will receive a report with comments and recommendations.

Secure payment

No mañana, mañana once you have paid. That is why we are introducing the ‘Safe payment’ method. The architect who carries out the investigation wants the certainty that he will be paid. You want the certainty that the work will be done within the time that is set for it. That is why the payment is made via Calificasa. The architect will be paid once you have received the Legality label with or without a report.
